Lot premiums at SeaFlower: what drives them, how much they run, and when they are negotiable

Why the same plan costs tens of thousands more across the street, how premiums are set and raised, and the lots where builders will move.

Quick answer

A lot premium is the amount a builder adds to base price for a specific homesite: lake, park or preserve frontage, corner lots, oversized or pie-shaped lots, quieter streets and better orientation. At SeaFlower premiums are quoted per lot on top of base price; Issa's lakefront premiums are quoted only on request; and a July 2026 market update noted premiums rising as the best lots sold. Premiums are one of the most negotiable numbers on lots that have been sitting, and among the least on lake lots in a fresh release.

What sets the premium

Frontage on Lake Flores or a park; backing to preserve or open space rather than another home; corner position and side-yard width; lot depth on the 50- and 60-foot products; and street position (a cul-de-sac or a low-traffic street versus the parkway). Orientation matters more here than people expect: a west-facing lanai in August is a different experience from an east-facing one.

How premiums move

Builders release lots in batches and price the premium lots in each release at what the last release proved buyers would pay. When demand is strong, premiums rise between releases. When a release has lingered, the premium is the first thing the sales manager can discount without touching base price, because a premium reduction does not reset the community's price sheet.

Where they are negotiable

Interior lots that have been available for a while; lots with a perceived drawback (a lift station, a mail kiosk, a future road); the last few lots in a release; and quarter-end. Where they rarely move: lake lots in a new release and anything with a waiting list.

Phase interacts with premium

A Phase 1B lot and a Phase 1C lot with the same premium do not cost the same to own; the 1C lot carries a higher CDD assessment for decades. Compare premium plus CDD, not premium alone.
