What SeaFlower's RCLCO ranking actually means: first-year sales in context
198 contracts in the first half of 2026, tied for 51st in the country and 17th in Florida, compared with Lakewood Ranch and Wellen Park, and why it matters to a buyer.

Quick answer
RCLCO, the real estate consultancy that ranks the country's best-selling master-planned communities twice a year, counted 198 new-home contracts at SeaFlower in the first half of 2026. That tied the community for 51st nationally and 17th in Florida in its first full year of sales. For comparison, Lakewood Ranch posted 1,064 contracts (second nationally) and Wellen Park 727 in the same period. For a 400-acre first phase with one amenity center under construction, that pace is the strongest public signal a buyer has that the plan is working.
The numbers behind it
Sales opened in May 2025. The developer reported 60-plus sales by August 2025, 138-plus before the October grand opening, 200-plus by March 2026 and, per Bradenton Magazine, more than 270 by June 2026. 784 of 1,063 Phase One homesites had been released by April 2026, and the CDD issued $20.9 million in Series 2026 bonds in February to build Phase 1C.
What it means for a buyer
Absorption this strong does three things. It tells the builders they can hold price, which is why David Weekley excluded SeaFlower from its September 7% promotion. It funds and accelerates the amenities and the Village Center, which are on schedule for late 2026. And it moves the best lots out of each release quickly, which is where lot premiums come from.
What it does not mean
It is not an appreciation forecast. Early-phase resales here are new-construction resales at roughly 99% of asking and $229 per square foot over the past year on the MLS; that is a healthy but short record. Rankings measure demand, not your exit price.
How SeaFlower compares by size
Lakewood Ranch and Wellen Park are tens of thousands of acres with dozens of villages; SeaFlower's 1,175 acres and single first phase put it in a different weight class. Landing in the national top 60 against that field, in year one, is the story.
