Natural gas at SeaFlower: what it means for cooking, hot water, generators and your builder choice

Quick answer
SeaFlower has natural gas service through TECO Peoples Gas; David Weekley lists TECO as the community's gas utility and Cardel markets itself as a natural-gas builder here. Which appliances run on gas varies by builder and plan, so ask for the specification sheet: a gas range, tankless water heater, dryer connection, outdoor grill stub and a standby generator are the usual candidates, and every one of them is far cheaper to plumb before the slab than after.
Why it matters on the Gulf Coast
Most new communities in the region are all-electric. Gas gives you a range that cooks like one, a tankless water heater that never runs out, and a generator that does not need fuel cans. In a hurricane week, the generator is the reason people ask.
What to specify before the slab
Gas stubs are under the slab or in the walls: range, water heater, dryer, outdoor kitchen or grill, fire pit, pool heater, and the generator connection with a transfer switch. Add the ones you might want; the stub is inexpensive at framing and expensive later.
Builder by builder
Cardel: natural-gas community, gas appliances featured in models. David Weekley: TECO listed as the gas utility; which appliances are standard versus optional is on the included-features sheet, which is not published, so ask. Pulte, M/I and Issa: confirm on site; gas availability at the lot does not guarantee gas appliances in the base specification.
Cost
A gas account adds a monthly service charge and usage; in exchange, water heating and cooking loads come off the electric bill. The generator is the large ticket: a standby unit with automatic transfer is a five-figure item; the pre-wire and stub during construction are not.
