Buying process

How builder sales really works: what the on-site consultant can and cannot do for you

Quotas, registration, the approval chain, the lender tie-in and quarter-end, from someone who sat at that desk for six years.

Quick answer

The on-site sales consultant is a licensed, well-trained professional whose job is to sell the builder's homes at the builder's numbers. They can explain plans, lots, pricing and published incentives, and write the contract. They cannot approve a lot-premium reduction, an expanded credit or a base-price change; those go to a sales manager or division leadership, and the request usually has to come through your agent. They also cannot register your agent after you have toured unaccompanied at most builders.

The job

Consultants carry a monthly and quarterly quota, are measured on contracts written and closed, and are coached on a process: greet, qualify, demonstrate, close. Good ones are genuinely helpful; I was one, and I liked the job. None of that changes who pays them.

The approval chain

Published incentives are pre-approved. Anything beyond them (premium reductions, larger closing-cost credits, deeper buydowns, design credits, CDD paydowns) requires a manager's approval and is easier to get at quarter-end when the division is chasing a number. The consultant is more likely to carry your request upstairs if it comes from an agent who will bring them the next buyer too.

Registration

Most builders pay a buyer's agent only if the agent accompanied you or registered you before your first visit. If you walk in alone and sign the guest card without an agent, some builders will not add one later. This is the single most common way buyers lose representation.

The lender tie-in

Rate offers and closing-cost credits are conditioned on the affiliated lender. The consultant will steer you there because the incentive structure depends on it. You are never required to use that lender; compare net cost.

What to do with all this

Use the consultant for what they know: plans, lots, availability, timelines. Use your agent for what they cannot say: what is negotiable, when, and how the contract should read. Both can be true at the same desk.
