SeaFlower market update, September 2026: sales pace, inventory, incentives and what opens next

The first full year in numbers, what is listed right now by builder, what builders are offering, and what I am watching this fall.

Sales pace

Sales opened in May 2025. The developer reported 60-plus homes by August 2025, 138-plus before the late-October grand opening, and 200-plus with 90-plus residents by March 2026. Bradenton Magazine reported 238 sold by March 30 (79 in 2026) and more than 270 by June 1. RCLCO counted 198 new-home contracts in the first half of 2026, which tied SeaFlower for 51st best-selling master-planned community in the country and 17th in Florida. For context, Lakewood Ranch posted 1,064 and Wellen Park 727 in the same period.

Lots and phases

784 of 1,063 Phase One homesites had been released by April 2026. 400 lots are finished and 384 more are under development through 2026 in Phase 1C, financed by the $20.9 million Series 2026 bonds issued in February. Phase Two is expected around 2027.

Inventory by builder

On September 3, 2026 the builders listed about three dozen quick move-in homes: M/I Homes 21 (townhomes from $399,999 and villas from $429,999, many with "was" prices), Pulte 6 ($568,895 to $756,090, completing October 2026 to January 2027), David Weekley 4 ($574,990 to $882,990, October 2026 to January 2027), Cardel 2 (Coral plans in the low $700,000s, September 2026), Issa 2 (lakefront estates at $1,567,560 and $1,720,000, early 2027). Incentives

David Weekley's September 7%-off promotion excludes SeaFlower. Pulte is showing $10,000 in savings on select inventory. M/I is advertising a 4.875% FHA rate (5.644% APR) on select quick move-ins. Cardel is offering up to $20,000 toward design options. Issa has published nothing. Read the incentives post for how to work these.

Rates and resale

Freddie Mac's 30-year average ran in the mid-6% range through late summer; builder buydowns are running one to two points below that on inventory. On the MLS, roughly two dozen SeaFlower closings in the past twelve months averaged about 99% of asking, $229 per square foot and 30 days on market, all new-construction resales; most builder sales never hit the MLS.

What opens next

The Garden Club and Publix are both scheduled for fall 2026, with Village Center completion targeted for the fourth quarter. The clubhouse portion of the HOA assessment is abated until the Garden Club is substantially complete, so expect the fee to step up after opening.
